Neal: Hey, this is Neal, with NOW Property Investments. I’m here with my business partner.
Deetra: Today we’d like to talk about some misconceptions that people have of home buyers. There’s really a human element to purchasing homes from sellers outright. Neal, you know one of the recent transactions that we did, where the home buyer came to you with some of the problems that he had and some things that he needed to get done in order for this transaction to work.
Neal: Yeah. So how we usually work when we go inside houses… what I usually do is I ask the home buyer first what they want. So they tell me what they want and then we talk about what they need. So usually whenever that happens, we try to make sure that all of the homeowner’s needs are met at that time.
So with one person we worked with, he had some medical bills that he needed to paid, he had his mortgage he needed to pay off and he had a ex-wife that he needed to pay. So all of that added up to him having to go ahead and sell his house and just really cash out.
But he didn’t have the money to fix up the home to sell at market value. So what we decided to do is, we told him, “Hey, we’ll pay for your medical costs. We’ll pay your mortgage off, pay your closing costs and, and on top of that, make sure that the money that you split with your ex-wife is adequate enough for both of y’all and so that she walks away happy and you walk away happy as well.”
Deetra: So it was a win-win situation. We were okay with the compensation we received. They were more than happy with the compensation they received and we were able to sell it to another person and that took care of everyone’s needs. And the transaction went very smoothly.
