It’s really been a crazy time with COVID-19. The pandemic has made us learn how to social distance and how to properly wear mask. It’s really just a weird time right now.

With that being said real estate during Covid-19 has not really changed buying and selling homes. People are still buying, people are still selling, at the same, or maybe just a little lower than what they were just a few months ago.

This video is going to talk about what has changed in real estate and a few different aspects I believe that have actually helped real estate, and will help real estate in the future.

Has Real Estate Changed During Covid-19?

The real estate market in Dallas-Fort Worth is still thriving. There are a lot of buyers and there are a lot of sellers on the market. One of the main things that I’ve seen that’s actually changed with real estate is everything’s going virtual.

Homeowners don’t want a lot of people in and out of their homes. And people abiding by the rules of Covid-19 and aren’t just trying to congregate as much as they were at first. So we have a lot of systems that are able to do virtual tours. You see a lot of people doing tours off of FaceTime. And you see a lot of people putting more emphasis on photography and videography to make looking at the home online seamless.

Something else that you’re seeing with COVID-19 being so apparent, is a lot of times when people were selling their homes, they used to have open houses and in those open houses, there’d be a lot of people. Realtors would try and get as many people in the home, because they figured, the more people that can get in the home, the more offers you get. Now, you’re not really able to do that because you’re not able to congregate, and it’s just not safe.

So you see a lot of times when people are having to do, let’s say inspections, or they’re trying to have walkthroughs or open houses and stuff like that; most of the time they’re only having one to two people in the house at a time.

The last option, and really one of the biggest ones that I’ve seen lately to be a huge trend is, people are really selling to direct home buyers. So they’re going on Google and typing in, “home buyers in Dallas-Fort Worth,” or “Buy my house, Dallas-Fort Worth,” or “Sell my home for cash in Dallas-Fort Worth.” They’re going on there and they’re finding a real direct home buyer to come in and purchase their home so that they don’t have to go through the inspection period, so that they can sell their home on their own time frame. And a lot of times, those home buyers even work with you to pay your closing costs and can be really flexible with how you can close.
