Neal NOW Property Investments Interview With Texas Metro News
Neal Johnson:
Hey, this is Neal with NOW Property Investments. Last week, I was honored to be able to do an interview with Marva Sneed from Texas Metro News. This video is just going to be a basic compilation of some of the different highlights from that interview. Before we hop into it make sure you go you like, subscribe, and follow. Marva Sneed:
He is a real estate mogul. He is going to talk to us about his company. I would love to introduce to you now, Mr. Neal Johnson. I’m going to plug him in. Hello, Mr. Johnson. How are you?
Neal Johnson:
Hi, I’m doing great. How are you?
Marva Sneed:
Awesome. Thank you for joining the show today and just to talk about what you do, because I know people who have had homes and almost either lost them, and didn’t know what to do with them. So, tell us what you do.

Neal Johnson:
What we do is help homeowners understand that there are options to selling. Most of the time, homeowners, they only know about realtors, so when they go to sell their home they might go to a realtor, and say, “Hey, I’m interested in selling my home.” The realtor might come out to their house and say, “Okay, I think I can sell your home at a certain price, but you’re going to have to do X amount of repairs to your house just for you to be able to sell it at this price, or I’m not going to list it.” That’s where we come in. We’ll purchase the house as-is, no repairs needed, and we’ll get you the price that you need.

Yeah, most of the time it’s only worth less, because it needs a lot of repairs. Most of the homes that we purchase are homes that usually need a lot of work. I’ve seen homes that need up to like $50,000 worth of work, or sometimes there’s people that just need to get out of their homes just simply because they inherited a home, and they can’t afford the taxes on it. Or they’re relocating, and they need to just sell it real quick, and they know if they go with a realtor it might take, you never know, 30 days with financing, or sometimes up to 6, 7 months just because the market fluctuates, you just never really know.

When we come to a homeowner’s home we are able to assess if this house can be on the market or not. If it’s able to be on the market we’ll go in the house, and we’ll tell the homeowner, “Hey, you don’t need much work,” and we’ll just refer them to one of our realtors, so they can get that market value price. But if they tell us, “Hey Neal, I understand that I can get the market value price, but look, I need to sell my house faster, and I understand that the realtor is not going to get in done at the time that I need,” then that’s where we come in.

If we don’t have the house that they’re looking for. We can refer them to other realtors that might have a house that they might be interested in. A lot of home buyers that I know aren’t very close with other realtors, because they think they’re our competitors. We don’t see realtors as competitors. We see realtors as teammates. If we can’t do it or if the house just doesn’t make sense for us then we’ll give it to a realtor, and if the realtor can make it work, great! Our biggest goal is making sure that the homeowner is taken care of at the end of the day.

I actually help dozens and dozens of homeowners that are going through foreclosure. We’ve had people that are about to get foreclosed in the next couple of weeks, we’ve actually gone in and purchased their home. Helped them escape foreclosure, so they don’t have to have that on their record. A lot of times when you get foreclosed on it hurts your credit score, and you’re really not able to buy anything with credit for the next sometimes 7 to 10 years.
Marva Sneed:
Okay, I’ve got a house here. I need to sell it. How long is that… What is your process, and how long does it take?
Neal Johnson:
Well, I work on whatever the homeowner’s timeline is. We’ve been able to purchase homes as fast as five days before just because the homeowner needed to get out in that amount of time. Whatever the homeowner needs that’s what we usually work with.
Marva Sneed:
They can’t foreclose on them now, but that’s going to soon come to an end. When it does those people, they can’t pay that back pay. They can’t get that back pay, so you’re saying that what you’ll be able to do for them is to show them that there’s other ways to sell that house without it being repossessed or foreclosed on.
Neal Johnson:
Exactly.
Marva Sneed:
Then they can start something from ground zero again. Start all over when they purchase another home. You’re going to be kind of a one-stop shop, because you could have properties that they might be interested in buying from you as well.
Neal Johnson:
Exactly. That’s what makes it so great about us is whenever we’re working with a homeowner, one of my first questions that I asked somebody is, “If I purchase your home, do you already have another home that you know that you’re going to be able to move into?” If they don’t, then my main goal is helping them be able to move to another place as well. I don’t want to just purchase your home, and you be on the street. If I purchase your home I want to know that you know that you have somewhere else to move.
Marva Sneed:
That’s great right there. That alone will take so much stress off of the home owner.
Neal Johnson:
I just want homeowners to understand if you are in a situation that you feel like you’re not able to get out of with your home, understand you’re not in this by yourself.
